The proposal while adopting certain elements from the local vernacular also integrates a high standard of material content which reflects the clients aspiration of a quality building which was their ethos when upgrading the existing cottage. External white painted walls and dry dash is to be replaced with a Sto or K rend smooth finish. Siberian larch which will weather over time  used to link the existing dwelling, garage and boundary area’s. The garage has been stepped away from the existing retaining walls to the south and west to ensure that they are not structurally compromised and being detached means the new building mitigates any need for tanking. This separation allows a discreet stair to access the terrace from the west elevation which also conceals the new slim line oil tank. Windows have been incorporated within the North and South facades along with a timber steel lined access door. The proposal also re uses the existing reinforced single garage access door.  

There is a variety of building types along West Bay and the surrounding area. This high quality new build which is proposed to replace the existing harled garage and unused courtyard will create a welcome addition to the family home and enhance the street view.
